Construction begins on second of 3 hotels across from airport

Construction is under way on the second of three planned hotels on the site of the former Radisson Inn across from the Buffalo Niagara International Airport, as Benderson Development Co. adds to its hospitality portfolio in Western New York.

Concrete is being poured for the first floor of a new prototype Courtyard by Marriott hotel on Genesee Street in Cheektowaga.

The new 140-room Courtyard hotel will feature a new "bistro" arrangement and should open in about a year, said Ronald Kendall, president of Benderson subsidiary Buffalo Lodging Associates, which will own and operate the hotel.

The new facility is next to a 140-room Fairfield Inn by Marriott that Buffalo Lodging opened last summer, and it's in front of the site where the firm will build a 125-unit Marriott TownePlace Suites hotel, a new extended-stay brand that Kendall said is more moderately priced than Residence Inn or Homewood Suites.

Once the Courtyard is completed, the firm will operate a triple-Marriott project by the airport, in addition to three Hilton Hotels facilities — a Hilton Garden Inn, a Hampton Inn and a Homewood Suites — in the same area.

In all, Buffalo Lodging will operate 10 hotels in Western New York upon completion of its pending projects, ranging from limited-service hotels with no restaurant or lounge to long-term residence suites with full kitchens. It's the largest hotel operator in the region, ahead of No. 2 Hart Hotels.

"We're wondering where the economy is going, but we feel confident over time that Buffalo will continue to improve, and we've created an environment that works for us as a hotel company," Kendall said. "We have an array of brands with both Hilton and Marriott that can meet anyone's needs."

The company has also been approved for a Hampton Inn as part of the Amherst Town Centre project slated for the former Buffalo Shooting Club on Maple Road, which hasn't yet started.

Kendall said the firm has "our ear to the track" in search of other opportunities. He noted that Benderson is "very much involved in the Canal Side project" in downtown Buffalo "and that may present an opportunity for us."

However, he acknowledged that the central business district may not support more new hotel space. Uniland Development recently completed its Avant Building, including a new Embassy Suites hotel, and other boutique hotels and residences are planned or under way by other developers.

"We're comfortable with what we have so far," Kendall said. "We spent a lot of time making sure the quality is up to par and doesn't lag the competition."

Buffalo Lodging — which is actually based in Stoughton, Mass., south of Boston — operates about 40 hotel properties in the U. S. and Canada, including five each in Connecticut and Massachusetts, two in Rhode Island, nine in Florida, a half-dozen in Ohio and one in St. Louis. It also owns the Radisson Hotel in Niagara Falls, Ont., and manages three hotels in Pittsburgh.
