Hotels eye Marco for possible limited-service facilities

7:15 P.M. — Hoteliers have been eyeing mid-town Marco Island as a potential location for a limited-service hotel.

There have been five inquiries from hotel owners about possibly erecting a lodging facility on the island, Kris Van Lengen, Marco's city planner, told the Marco Island City Council today.

Van Lengen's comments were part of a discussion of allowing the transfer of density credits from Marco Island's waterfront commercial area to the mid-town commercial area.

Marco Island's planning board has considered the concept of the credit transfers for several months.

Councilman Larry Magel asked Van Lengen about the number of rooms needed -- or whether another hotel is needed.

"The planning board seemed unanimous across the board, that it would be an economic stimulus to mid-town," Van Lengen said.

Density credits govern the number of individual housing and commercial units permitted in a given area under the city's comprehensive plan.

The mid-town area encompasses much of the city's commercial land.

Additional density credits would be necessary to enable a hotel to be located in mid-town, Van Lengen said.

The number of credits permitted in the waterfront area exceeds the amount allowed in mid-town.

A limited-service hotel would have between 120 and 200 rooms. Room costs and amenities are about half those of a full-service resort hotel.
