10 Hotels in Santa Barbara are listed as environmentally friendly and 8 have recently been awarded the Green Eco-Leaf Rating by completing a 70 point comprehensive eco-audit survey administered by iStayGreen.org - the online social network of environmentally friendly travel.

Hotels resume expansion ahead of expected tourism recovery in 2011

A month after the end of the redshirt protest and rioting in the capital, USbased Marriott International announced its expansion in Thailand from the current 17 hotels to 21 over the next three years, for a total of 4,422 rooms.

Local operator Aetas Hotels and Residences yesterday opened its first development, the Aetas Bangkok in Soi Ruam Rudee, consisting of a Bt1billion 214room hotel and a Bt1billion 215unit residence.

   A second hotel, the Bt1billion Aetas Lumpini, will open in the fourth quarter, and the company will also diversify into residential and shopping development.

   The KS Groupowned Alila Chaam will spend Bt600 million to develop a second property in Prachuap Khiri Khan province.

   Edwin D Fuller, Marriott's president and managing director for international lodging, said Thailand tourism industry should recover within the next year, after the severe impacts from the political turmoil, which forced many hotels under Marriott's management - including the Renaissance Bangkok at Rajprasong - to shut down operations.

   He expects Thailand to win back its share of international tourists.

   Muller said the group had launched its Thai recovery plan for the postpoliticalcrisis era by working with travel partners to create aggressive action plans, including conducting sales mission and media discussions in key markets in order to lure tourists back to the Kingdom.

   The group is also developing promotional programmes to entice travellers back to Thailand. However, it will not focus on pricing strategy, as lower prices will not spur business growth, he said.

   "I would like to urge all tourism bodies to join in working together around a common purpose to remind the world that Thailand is a great place to come to," said Muller.

   Emmanuel Vikas, regional sales director of Alila Hotels and Resorts, which manages the Alila Cha Am, said tourists from Australia, Germany and Scandinavia had already booked hotels in Chaam and Hua Hin for October stays.

   The hotel's occupancy rate from October to next January should rise to 6065 per cent, from the present 4045 per cent. Higher occupancy has encouraged KS Group to expand the property.

   "Our occupancy rate dropped from an average of 60 per cent in April to only 40 per cent in May due to the political rioting. September's rate will stay at 40 per cent, before picking up in October," Vikas said.

   The expansion phase will cover 43 luxury pool villas under its premium brand, Alila Villa.

   The chain also expects to manage a hotel in Phuket in the next two years, as Phuket remains a popular destination for luxury travellers.

   "We are negotiating with property developers who plan to develop hotels in Phuket, and we expect to a conclude management deal within two years," he added.

   Aetas Group director Surachet Worawongwasu said yesterday's opening of its first hotel yesterday, delayed from the previous schedule of a May opening, had been undertaken with full confidence in its business prospects.

   Target clients are business travellers from Hong Kong, China and Japan, as well as leisure travellers.

   The residential section of the property will be opened in September, targeting longstay guests. This will be supported by the project's location, which is close to several embassies.

   "We are confident of success as we are in one of the best locations in Bangkok," said Surachet

A hotel room rate survey by Agency for Real Estate Affairs showed that the average room rates of fivestar hotels in Bangkok stays at Bt5,000Bt6,000 per night, which is 30 per cent lower than the rates enjoyed by hotels in Singapore and Hong Kong.

Based on the data from hotel booking website, agoda.com, the rate is 23 per cent below that of Jakarta, 14 per cent below Manila's hotels and 21 per cent below Kuala Lumpur's hotels.

Sopon Pornchokchai, executive chairman of the company, said that the situation is worrisome as Thailand houses many fivestar hotels. And while fivestar hotels suffered, those with lower stars could have suffered more. Aside from lower room rates, hotels also suffer from lower occupancy rate. He noted that this would pressure the values of hotels.
